Services for Site Management and Rental Management will be provided by Belizeanway Limited.

Site Management - This is the work that needs to be regularly all year round to maintain the property itself. Site management includes many tasks, but the main ones are: grounds-keeping; generator and desalination plant operations and maintenance; pier upkeep; pool maintenance; oversight of the care of building exteriors and Indigo Homeowner’s Association bill-paying/book-keeping.

Your “Homeowner’s Fee” pays wages to the people who perform the tasks outlined above; common area insurance & power; fresh-water supply to the entire site (including your unit for personal use); parts and service for desalination plant; trash disposal; fuel for generator; tools and chemicals for pool & gardens; annual legal fees for the Homeowner’s Association and annual government pier fees.

Two staff residences will be provided as part of the Indigo development. A caretaker will live onsite in one residence and senior management will reside in another. Office facilities will be on the ground floor of the senior manager’s residence.

Rental Management – A full program for high-end nightly rentals will be promoted and managed by Belizeanway. Participation in nightly rental activity is optional – this is your island home.
Basic financial projections for nightly rental management program:

Rates will average $650 US a night (holiday-high-low seasons).

These rates can be achieved by offering a unique and beautiful property and by insuring that guest services are amongst the finest in the region.

Hotel Tax is paid by Guest, collected & paid to Government of Belize by Belizeanway.

Business tax of 1.75% of gross income is paid to Government of Belize, on a monthly basis. Belizeanway will handle all of the necessary payments.

Revenue shared as follows:

15% - To Belizeanway for marketing, concierge services, guest housekeeping, housekeeping supplies, guest transportation from San Pedro to Indigo, book-keeping, bill-paying, paying for hotel license, complying with government regulations.

20% - Commission on bookings – paid to entity that provides the booking (Belizeanway or it’s network of affiliated travel agencies)

5% - Estimated expenses for electricity, repairs and replacements. You will be billed “at cost” quarterly.

60% - Owner-share, rental income. Your Unit "Ownership Costs" (outlined below) will be paid from this sum. The “Ownership Costs” are ongoing expenses related to ownership that exist for all units, regardless of rental activity.

Unit "Ownership Costs" - (gross sum that you should budget for all recurring costs associated with owning your Indigo unit) – including Homeowner’s Association fees, Property Tax, Property Insurance (comprehensive "all perils" including hurricane, flood, earthquake, etc.), TV, and Wi-Fi Internet. These combined costs are estimated to be $10,000 per year per unit.

In round numbers, here is an after-tax income stream projection. It is based on what we feel are both conservative and achievable occupancy rates.

25% occupancy –

60% Owner Share income: $36,000
Less Ownership Fixed Costs: $10,000
Your Net: $26,000 USD

50% occupancy – Your Net - $62,000 00 USD

If you normally vacation for two weeks a year, you will be saving nightly accommodation costs as well – a potential benefit in savings of $8,000 USD.

We anticipate that you’ll be in residence some of the time and that will affect the “bottom line” of your income stream.

Please note that financial predictions are just that, and are meant to reflect what we feel are reasonable figures for a fully functional site. Nightly rates, occupancy rates and your own income should see a steady increase over time. In fact we as developers intend to retain a unit or two as an investment for long-term cash flow.
