Payments are tied to stages on construction – please contact us for details on the unit you wish to purchase or reserve. Buyers will be furnished with frequent notices about progress and will receive regular photo updates during the construction process.

Financing:
There will be some Seller financing available to qualified purchasers with 50% down
payment. Term and rates are negotiable.
Homeowner’s Fees –
Initially there will be no “Homeowner’s Fees” at all, as the development team will be
primarily responsible for caring for the site. As the property develops and significant
services come online, appropriate assessments may be made to owners for a portion of
costs. After site completion, each unit will pay a 1/15th share of normal operating costs
for properly maintaining the site and commonly owned facilities.
The fees will be established by the Indigo Homeowner’s Association, in collaboration
with a trained professional management team who will prepare a budget annually for
owner review and approval. These costs “are what they are” with no gimmicks or hidden
agendas.
We anticipate that the services listed below will run about $475 US a month per unit at
time of full operation. This includes all the common area upkeep plus your own water,
TV and internet as well as common area insurance. Property insurance and taxes will
be separate line items, and will be your responsibility after closing.
Services covered by this fee include, but are not limited to:
Wages for onsite manager.
Wages for onsite caretaker.
Beach & garden grooming.
Pool maintenance.
Cable or Satellite TV service.
Internet and Wi-Fi service.
Central telephone service and switchboard.
Water – Indigo’s own water-making plant provides both residential and common areas with you with abundant fresh water (at no extra cost
to you).
Service and maintenance of desalination water plant.
Service and maintenance of onsite back-up generator as well as fuel
for it’s operation.
Pier maintenance and annual license fees.
Electricity for common area – pool, desalination, area lights, staff
housing.
Tools & supplies needed to perform the tasks noted above.
Insurance on common areas & facilities.
